Exchange Place Studios is a new city centre studio complex that we are hoping to open this summer. This lovely 6 floor Art Deco building was built in 1927 for WH Smith. Inside it has big windows to the North, East and West and a layout that lends itself to the creation of individual studios – we will be subdividing some of the larger spaces so there is scope for us to tailor make one to your needs from very large to very small. There will be a limited number of studios on the ground floor suitable for light industrial practices.
There are two staircases, one being very wide, and we hope to keep a passenger lift in service. There is a loading bay to the side and in the basement. It is on the District Heating System so will be economically warm. There are communal sinks on each floor. We plan to have exhibition and project space on the ground floor and a snug, communal space on each of the upper floors. There will be an on-site building manager based in a ground floor studio.
The building is on Exchange Street in Castle Gate facing on to Victoria Quays, a five minute walk to the station, close to most city centre bus routes and there will be limited parking in the basement. The area will shortly undergo a complete transformation with the closure of the markets and the revealing of the remains of Sheffield Castle.
We hope to set the rents around £7 per sq ft p.a. inc VAT and rates. Heat, light and power will be charged on top – this currently works out about £5 per month on average in our other, similar studios. The earliest the building will be ready is July/August. We will be running tours shortly for interested parties and we will start the selection process in June.
